Should I do these 100-200k deals and just start now or should I save up more money and wait and try to make bigger multifamily deals in these bigger markets later on?

They said they only review categories every couple of months so I patiently waited and called again.  

To say I am shocked is an understatement.Finally, when I sought out their tax strategy services, I specifically asked in the informational meeting if I wasn't acting a little prematurely, and if I should wait for my partner and I to be married in 2024 before making this investment, i.e. if tax strategizing would pay for itself in 2023 via significant tax refunds.

The issue is not the contract, the issue is going to be enforcing the contract, the individual who was selling this could hold this up for years and cost you tens of thousands in legal fees, and then they file bankruptcy and stall it another 5 years.

Until you’re more established I would recommend waiting and saving to make a purchase.
