Could you just stay in a hotel or AirBnB vacation spot in Tulum for yourself and then invest in the US.

During the month of November, 4 units, pretty much all my problem tenants, picked up in the middle of their lease terms and vacated after failing to pay November rent.

The first thing I'd recommend is focus on a market where you either 1) currently or have previously lived, 2) have family/friends that live there, or 3) travel to/vacation there frequently.

Not following the requirements (within Seattle city limits will likely have additional rules and regulations) opens the seller up to liability.Additionally, the seller always has the option of offering "cash for keys" arrangement but be sure that no funds change hands until after the property is vacated and locks are changed.John

It can be usable for both if you were vacating the units and there was a 12 month lease agreement.

*If* I was taking my family on vacation to a home Orlando/Kissimmee/4C is damn near the best deal going anywhere right now, because it is for sure a buyer's market. 

We'll have two private beach clubs (most developments in Tulum have none) and amenities at least as good if not better amenities than any other development in town. the great thing is that being close to the beach fits my lifestyle and vacation style so my goals are congruent.

This will essentially vacate any right of tenancy the prior owner of the property may seek to engage.
