The pro is that you typically can pay a lot less because you are dealing with shady characters who aren't going pay tax on it possibly/often illegal aliens, unlicensed contractors, skipping inspections, etc.

My hesitation lies in the fact that in reading about starting out with lease options, there is some disagreement whether I, as an "arranger" of these lease/option deals, can actually show that I have equitable interest in the deals, sm I am NOT acting as an unlicensed broker?

Depending on where you are @ this could save anywhere from $500 to $1500 on costs.I basically do the same with the electrician, but because I am an electrician, unlicensed, I can do a lot of the work myself - he gets paid to pull the permit and do the inspection.
