If I was master of the universe, I would require every opinion to be accompanied with examples of where the person actually executed that opinion in real life, with their own money.

I understand your point but but strong language like that, combined with the overexaggerate of the news and their storms of the century that actually never happened put out a little bit of a unnecessary fear out there , I get it tho , there’s some truth and practicality to it , I must admit the high insurance costs and hurricanes have caused me to rethink the investment location, but I’m not gonna tuck tail and run in fear quite yet because who really knows if this is the new normal, and even if it is people live and invest in Florida coasts because it’s Paradise for most of the year and they love it and accept the risk .

@Emilie PaThe answer may be a bit more involved than you're aware, depending on if your language of the company "selling" to you is correct, or whether the company is dissolving and distributing its assets to the shareholder.

I think it is very difficult if not impossible to write a lease from scratch and get it right - experience in both representing landlords and tenants over time leads to better and better language.

This is also why two parties go to court or arbitration, they differ in their interpretation of typically very clear language in the contract and one or the other doesn’t want to honor it.
