My opinion is a lack of business organization.

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

There is a river of hot water by the hotel Tabacon in San Carlos that is an absolutely unique experience.  

We are organized and active and that would be our best case scenario.  

With the upswing in the country's short-term and mid-term rental markets, a unique opportunity is presenting itself to house hackers during a time when it's harder to cash flow than it was a few years ago.

Consequently, it’s up to these companies themselves, not demand from investors, to set the value of their shares.Non-traded REITs own about 10% of the $2.5 trillion in real estate assets held by REITs, not counting private ones whose shares are only available to accredited investors, according to the National Association of Real Estate Investment Trusts, a trade group.The SEC and the Financial Industry Regulatory Authority, a self-regulatory organization for brokerage firms and exchange markets, issued investor notices in the mid-2010s that warned of potential risks from non-traded REITs.They include a lack of clarity as to how shares are valued, difficulties in selling shares readily, high fees often paid to managers with possible conflicts of interest, and the potential that investor cash and loan proceeds can be used to pay dividends during unprofitable periods.More recently, high-profile investment firms such as Blackstone Group and Starwood Capital Group have started their own non-traded property trusts with offers to disclose more information, charge fewer fees, and allow shares to be cashed in more frequently.

I’ve also worked for a few investors, focusing on organizing maintenance, handling tenant relationships, and coordinating upgrades.Now, I’m venturing out on my own.

That experience taught me to always overestimate CapEx and vacancy buffers... it’s much easier to sleep at night when you’ve got those cushions in place.From what I’ve read in Bloomberg, these challenges aren’t unique, especially with rising rates.

I’ve heard about partnering with insurance companies for displaced families, working with military personnel in need of temporary housing, and possibly connecting with other organizations that require mid-term accommodations.I tried reaching out to GEICO about insurance-related housing needs, but they didn’t seem to have a clear process.Does anyone have experience with this niche?

You can find them through local real estate investment groups or online platforms.Auction or Estate Sale: If the property has unique characteristics, especially being a large, old Victorian, it might attract specific buyers looking for such properties.
