Unfortunately, there was a stop work order in place on the property, which the roofing contractor was told by BTC was resolved.  

Unfortunately, this is the end result in many instances when purchasing in lower barrier markets whether through a turn key provider or on your own  and the question of who will buy this property when you choose to sell is rarely given the time it deserves. 

It was unfortunate, but I ended up with solid lender and was able to close quickly with them.

Just a point of fact Class action suits are a pipe dream at this level in almost all circumstances. there has to be money to collect.  

Unfortunately, insurance may decline for one or another reason. 

In tight inventory markets like Boston, I encourage clients to clearly define their purchasing criteria, start looking, and then be patient.Some of the best deals I have seen or experienced personally happened during unusual circumstances.

@Dmitriy Fomichenko not sure if you were aware, but depending on your income and circumstances, you can convert that money into a Roth IRA, tax free.A friend of mine lives in Washington state (no state income tax) and his taxable income is about $50k a year.

I have started 2 businesses to that end previously in my 20's; unfortunately neither of them worked out how I wanted for various reasons.

I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.
