One thing I'm struggling with however is my ability to really understand the local markets in some of the areas I've been targeting.Among a couple areas, I think Watsessing Ave in Bloomfield has great transit, appropriately priced properties (cash flow opportunities), and there seems to be some serious development happening (new supermarket and luxury apts just finishing a short walk east of the Watsessing Ave station).I've driven many of the streets and seen a few properties in the area to get a feel.  

I am married to a successful interior designer who serves luxury clients but can work with me to make rental properties look great for half the cost with her knowledge of what makes the most impact.

These seem like super luxury so you’re charging how much per event/day/week?

Not everyone has this luxury because they have existing financing but owning free and clear this is the loan to value that would maximize your funds. 

People get lured in by the ultra high returns investors are promising these newbie lenders.

Luxury STR's can really perform exceptionally, I've heard St Augustine is a strong market, can't go wrong with anything Naples..Savannah is also a hot spot.

I am hearing multiple things like - "go explore Strawberry mansion or Brewery town" - "try Kensington" or "go to Cobbs Creek"?

@Karl McGarvey - I'm doing a luxury flip in Orange Beach right now, but I do all of my STRs in the Destin and surrounding markets.
