Avg daily traffic ~20k vehicles.I'm not in a position to build anything (no build experience, little cash on hand, slim chance of large loan approval), but could look into selling it later.

Yeah I tend to be a bit impatient but this is something I'll have to take my time with. 

Should I worry much about owning the site or more about the traffic it brings?

You also get the skiing traffic in the cold season (when it used to snow here).

@Josh Mac keep in mind that Zillow can be completely unaware of factors that affect value...and some of these factors might not be apparent until you see the property in-person.For instance, maybe someone added a bathroom to the house, and now it's a 3/3, but Zillow thinks it's a 3/2.  ...or maybe the house is right next to a busy road with tons of traffic noise, but the Zestimate is based on nearby houses that are on quieter residential streets  ...or the main floor beam under the house is rotted out--Zillow would never know that...In short, there are a ton of factors that can affect a property's value that Zillow might completely miss.The Zestimate can be reasonably accurate in showing a ballpark value...but, I wouldn't make life and death investing decisions based on a Zestimate...

A hot corner property with a drive-thru with adjacent huge traffic counts doesn't sit empty.

From my research, the high desert, specifically Hesperia, is becoming a sleeper/trucker city for families looking to escape all the rents/traffic/congestion of LA/OC. 

Nearly 90% of our Turo traffic is airport traffic and our utilization across multiple cars averages out to 70% annual utilization so a competitively priced Airbnb in close proximity seems like a good strategy to me.

It has generated good traffic so far (mostly from Zillow I think, and a couple calls from CL).However,  today I got in touch with someone who found my house posted fraudulently on Point2homes.com, with a much lower rent and amazing features like Ocean Views and on and on.
