What key factors influence your decision to partner with a lender for private money in real estate?

The only thing we can think of is he deals with a lot of international trade and money and maybe it’s OFAC we just get a scripted message every time we talk to someone so we got lawyers involved. 

I wasn't hoping for my responses to be read as an indicator of making a decision to invest section 8 or not, or stating that I have a more thorough DD process than someone with more experience.  

There's no clear-cut answer IMO, it's a personal decision.  

So I just need to make a decision and go with it.

For those more entrenched in the Denver development market than I am, is this a fair trade for the city and for the developers?

So, you are working through 2 decision makers, not one.A Realtor can really provide you value in a transaction....especially your first one! 

Even marginal deals are trading at ridiculously low cap rates (lower than MF I might add).

I can sell it at any time for a profit, so I'm hoping to let it run and pay for itself for a while before we make another decision on it.
