As for how hard it is.. that goes without saying there is nothing tougher in the real estate game than this.. simply because you need to be proficient in all aspects of the transaction.. so I guess you just have to decide which slice of the apple you want and how much capital you have to throw at it .. how much time you have and your sales and closings skills.. which again listening to the guys in the room these were no wallflowers..

I did it in my market- could not imagine starting any other way “alone.”not to get off the subject but this is why always cringe when I see these folks get on here and say I have no money no experience so I am going to wholesale :) not sure who feeds these folks these lines of BS but cant think of a tougher thing to do.Granted there will be a few that can push through.. but not many like a burn out rate at 98%.... so same thing starting out doing deals I think like your saying PE partner is basically a must

To piggy back on what Mike said, if this is an illegal 4 plex, section 8 will not cover a unit that is not registered with the tax assessor, so that will make renting the unit much tougher.

I am thinking if these were owner occ though ( I mainly deal with non owner) and the new rules it could be tougher .so I would plan on paying them off.. and if they have not filed a default then you just learn the time lines in that state and you know worse case scenario when you need to pay them off.
