I totally understand and acknowledge the idea of investing where you currently live. 

But you are required to file a Schedule E in the US every year showing the total rents you received, the expenses you had against those  rents and your subsequent profit or loss. 

Ultimately it was sorted because I clarified they legally had a joint responsibility to pay the total rent and there wasn't even an option for "half" the renters to pay late.

YES, a person CAN sell without total site cleanup from a house fire.

Instead, the code is now written that I can build as many units as I choose as long as they meet building code and the total floor area to lot area ratio is 1 to 1 (the lot is just over 6000 sf). 

I totally agree with @Caleb Brown, especially the part about consistency!

Rent in the neighborhood is $895 for a 2 bedroom, 1 and 1/2 bathroom, so for 4 units it will total up to $3,580 ($1,073 difference).

They net net net 45k a month its totally passive for them they have a very good PM..

But I'm not an attorney, so maybe I'm totally wrong on this hunch.My 2nd comment is directly within my practice area though.
