How do I repair cracks and places where the plaster has powdered and loosened? 

My build in Oregon have I dont know probably 15 to 20 windows in each house :)  kitchen tiny.. etc etc.

My rental has a tiny backyard and 2 dogs is too much (I am currently having to resod it because of the very large dog who is moving out).

Also make sure there is a pan underneath it and adequate drainage incase it cracks . 

He them procede to tell me it had hair line crack and that possibly the water was leaking from there and that it was a wear and tear because those pans only last so long. 

It was an 8 unit building and it was a total disaster for all of the other tenants loud music, crack, heroin, property damage mad orgies etc...Evictions of this kind take forever and the local PD wasn't much help so we had to hire off duty police officers to work 3rd shift security till we got her out of there.  

The foundation has a horizontal crack that I want to get checked out.

(we met some of those room-mates and they gave us the scoop as to what was going on).The building is great - brick, newly built, good condition - and based on our comps - each of the 3 bedroom 2 bath units should be renting at around $1800-$2200/month (current condition vs fixed up)The leases were were given (signed March 1 and we bought building on March 3) are $1000, $1100 for the 3 bedroom units of sis and bro and $1300 of the tiny basement unit rented by non family members.  

Then they put some young guy up front for an intro cracking corny jokes and telling us he now makes so much money he legally can't tell us what he makes! 

Anybody have any issues cancelling their membership if it wasn't all it was cracked up to be?
