I have experienced subletting working under some very restrictive and specific conditions.  

Also if you ever decide to move out and rent the entire condo, the HOA might have restrictions like limiting the percent of long term rentals.

Like you mentioned, frequent crashes, problems uploading photos, weird restrictions on what words can't be used, listings removed for no obvious reason. ....and, to me, the navigation/operation is very unintuitive and cumbersome.

So while Umbreall insurance will provide me protection but how do I keep liabilities [Without a LLC] restricted to one property asse.   

Find a side hustle, tighten the belts, do anything you can to build up the savings. 

^^ not a way to get around the net income for your rental, but as mentioned DTI restrictions are different from lender to lender so you might find more leeway looking into that. 

Things have tightened up everywhere so it's not as it was in the day, but without question, many people became wealthy on both sides with an off-market approach.
