I am very happy with my office and the other tenants are thrilled as the other buyer wanted everyone out as soon as their lease was up.

Inherited tenants tend to not be thrilled with having a new landlord, and if your overall goal is to keep the tenant, I would give them at least a 60-day notice of the increase.

I'm not particularly thrilled about the idea of buying a multi-family property and living in one of the units, but it seems like the most (fiscally) prudent decision for me, at least right now, as I only have enough for a down payment on one property.

IF it was not acceptable to do it that way, if I were willing to do an owner occupy multifamily (not thrilled with the idea but would consider it) would the gifted funds be acceptable then?

I don't mind buying outright and then repeat in a year, just Denver's market is high that all I could get is a condo and I'm not thrilled about HOAs.
