I think that overall the economy will go nuts, but I still think STRs are saturated, they just got too much attention back in 2019-2021.

🤔Here are a few qualities that, in my experience, separate the good ones from the great ones:1.

It's a new suburb just starting out ,there are no large single family rentals ,it's mostly townhomes that are being rented out, which falls in 2500-2700$ .

For instance, if there was a total of $250K of debt on those properties that woud leave you with $350K of proceeds to use to purchase $600K of real estate.  

There are a lot of rules when it comes to buying a MH and if one thing is wrong the lender will deny the loan.Mostly pay attention to year built try and stay away from Mobile homes that are older than 20 years. 

NJ is very diverse in many ways and there are areas that are tenant friendly and urban and there are areas with few tenants.

Plenty of people are happy they took those kinds of risks.

Too many people are sleeping on this.Kentucky Economic Development has many site ready properties in smaller areas that are ripe for rentals.
