Whether it is the increase in hurricanes, intensity of hurricanes, rising sea levels etc.

And then there is the next level of doing a lease with a tenant.

The "big" firms like AA may get a lot of hype but they generally can't compete on the next level tax strategies (Family office type strategies) nor customer service as their employee turnover is quite high.  

What was their level of speed & competence? 

I sold my company to a national PMC named PURE,  they have a large footprint in California and are always looking for people at most levels. 

The trackball is for arcade games like Golden Tee, bowling games, baseball games, etc.
