Even if it takes longer to pay off, having a steady, reliable tenant might actually be less stressful than managing an STR.FYI - consider starting with a regular rental but structuring it as a 6-12 month lease.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

I let them run to the end of the year as m-t-m, then send a rent raise letter, usually for $25 or $50, on or about Nov 1, effective Jan 1. 

Example someone has 2 million down payment they buy something NNN at 5 million and I make 150,000 in about 60 days for about 20 hours of time depending on how complex the deal is.I am just tired of newbies being told bullsh*t.

I remember how stressful this was... it just felt like an endless saga that would never end.  

Yes it’ll come at a 20% less on the bonus depreciation but it’s better than stressing yourself out trying to meet all requirement in 2024 just to be disappointed and have to do it in 2025 anyway.

Many people recognized their scam and left, but I feel like I should say something so that people who read this post doesn't end up in the same situation.What's ironic was although they stressed the importance of financial education in the beginning, they later pretty much told the audience "join the program, you'll have all the mentor, resource, and power team, and you can make money in real estate without really knowing anything and using other people's money".  

It's time, money and stress for everyone involved.Can you visit the jobsite one time and have a face-to-face meeting where you pay him $1000 and sign a note that guarantees he will recieve the final $1000 after completion?
