I'm just trying to understand what information I need to be tracking in a useful manner so someone else can do it.

I recommend you check with an authoritative party to verify if you can or can not execute your wholesale deal in the manner you described legally.

The old saying of buying the ugliest in a great location fits this property, but after reading other posts I know there will probably be difficulties with gaining clear title from an Upset Sale in any sort of timely manner.  

Waiting for rate drops is not my idea of playing the game in a smart manner. 

But i wanted to wholesale in a manner that would benefit my long term goal. 

I am fine for long term growth and don't mind working for the next 20-30 years to build a sustainable portfolio with no mortages on them as the end game plan.What would you do? 

All the units look great and done in workmanlike manner but the 2bd/1bath unit has a funky set up and layout where it looks like it was pieced together. 

Given your comments it seems your far to biased on your Discount Brokerage model to look at things in a unbiased manner when it comes to such.
