Surprise!

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions. 

Sometimes I will hear back months later in DM, which is a nice surprise. 

The more you know upfront, the less your spreadsheet surprises you down the road.One last note: I’m not a lawyer or CPA, so keep this strictly as friendly advice.

If not the tenant may surprise you by claiming that they can't.

If the numbers don't work with it then don't force it and don't rush it.Always ask for full or partial owner financing the answer will sometimes surprise you.We just bought a property with 5k down and owner financing the rest at zero percent.

Their customer support is terrible and some of their software, but they have about 8x the site traffic in general than Airbnb and VRBO combined, surprisingly.  

If the change has occurred and buyers are now doing this, surprised not discussed more  You as the buyer is paying for the agents commission one way or another , either by a higher sales price , or by cutting a check to your agent . 

Investors want a premium on mortgages over the saver treasury bill, historically about 1.7%, but currently more like 2.5% which gets us back over 7% for 30y fixed.I would not be totally surprised if we see 8% in Q1.

As a former/ sometimes still carpenter (on my own properties only now) also working as an agent, I am often surprised at how little certain inspectors know.
