Here are a few pros and cons I noticed:Pros:HDFC in Harlem (125th or 145th)Close to work, especially my company is going to move to Hudson Yards in the next few years.Easy to get home even at 2 am on a weekend.Gym, supermarkets, and most importantly, central park close by.Easy to sublet a room out on Airbnb.Co-op in Jackson Heights (Roosevelt Ave)Close to work, less than 20 minutes door-to-door. 

Also "For Rent" signs around the neighborhood, or on bulletin board at certain supermarkets and religious locations (make sure its permissible) can work.

They are not having to pay higher rents for the anchor tenant like in a mall and get better visibility and more frequent traffic from rooftops.20 to 25 years ago we went to the mall as maybe a gas station and one supermarket existed where we live.

Reduce your rent a little, offer an incentive, offer your other tenants a "referral" incentive to bring their friends, post flyers in the supermarkets, introduce yourself to your local Housing Authorities, contact homelessness prevention,make repairs promptly and treat your tenants with respect and courtesy.

It's when I can walk down the meat counter at the supermarket and pick up anything I want WITHOUT looking at the price.Haven't gotten to that point, yet.

When’s the last time you didn’t get an incentive from the mall shop, supermarket, online major retailer etc.

Supermarkets sell food products that are good for you.

I don't want to watch people pee on the wall outside the supermarket.
