You'd be surprised how often a deal can happen using this strategy but it is also important to run the numbers and make sure your COC return, etc are in line with your expectations.Probably the lowest risk is partnering because a seasoned investor will verify the deal (hence their participation) and likely take care of the initial money required.

I was going to take the FHA route try to get a unit property, but my problem is my DTI is high due to my student loans and a car payment so now I am a little discouraged on how I can get started and also get funded my Linda informed me that I can use an alternative person for the income, but I don’t have no one to use it just me and my income is not good enough so I’m not sure on what to do as far as breaking into Real Estate  I feel like it’s just not going to happen for me

Background:We have secured a building on a small college campus in Cleveland that currently does not offer student housing to its students on campus.

Student housing can be done very well by those who just left it.
