I can's imagine a situation where all 4 tenants have elected to hand wash their clothes and use the dryer (there is no utility sink in the laundry room).Can you think of any reasons why the dryer would be used that much more/washer used that much less?...

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

Actually out here in the west with our homeless situations that are out of control in certain areas they cause all sorts of fires.
