The Florida Panhandle (Panama City Beach, Destin, 30a)  has stellar performance, without having to worry about the rules and regulations that the larger cities might put in place against STR.

I would recommend checking out David Greene’s book on the subject, “sold” to get some stellar advice on the “what” and “how” and “why” of your real estate career.

The gimicky names never work for me, but the actual process is stellar.

If you elect to NOT partner with a very experienced investor OR be involved in a syndication AND truly know nothing about real estate, as you mentioned, I would suggest:1) Find a stellar Commerical Real Estate Broker to help you with your search.  

Lean & Mean small businesses with stellar profit margins due to few/no legacy liabilities. 

I've had some cases where the lender has stretched to 1.20 DSCR if the location and tenant credit is stellar...however, this has typically only happened when the appraisal comes in lower than expected and the lender really likes the deal...they then lower from 1.25 DSCR to 1.20 DSCR to close the deal with us.I suggest Reverse Engineering your search.  

It seems like a stellar idea.

On the flip side, if you have a deeply trusted friend from an old business who now lives in Little Rock and is a stellar PM then you'll already got a head start in Little Rock.
