Landscaping and Pest control seem cheap to me, but not knowing location, there's no way to actually know. 

My list includes - last 2 years employment history and current employment [2 paystubs], criminal checks, eviction checks, No Pets, No smoking, tenant pays utilities, maintains landscape, no subleasing, bring own washer & dryer, 1 month security deposit and transfer of utilities before moving in, rental insurance, all occupants will be on lease, notice period of 2 months for termination, tenant references, No cosigners, no painting walls, late fee notice, any hoa fines should be paid by tenant, inspection of property at 3, 9 and 12 months.Please let me know if I am missing anything.3.

Statistically speaking, it is very unlikely that you would do this.Another MAJOR factor is that you should review your note for each loan you have closely. 

While we do have some exterior work to do (some landscaping, a new retaining wall, and repaving the driveway) the house is ready to be rented or could be sold.

I've also been pre-approved for a $125K HELOC against my current residence, which I plan to use for the rehab and landscaping.

I suppose it could be a first time in history sort of thing but as far as statistics go the market has always recovered and always went up further than ever before.

Many sites do syndicate MLS data, but it's much more robust for active listings and a large fail for closed statistics.

Make sure you cover the roof, windows, sheds, landscaping-everything.

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.
