And vice versa for me - on my properties, if there is something I can not do and need to get a contractor - electric, plumbing, HVAC I do what I can to save time and money, when hiring them.I even have a bug man (exterminator), while he sprays for insects, I lay out the bait for rodents and other small animals, by saving this 20 to 30 minutes, I save a $100.

I gave it a good spray with the hose to get all the dried carpet fuzz and old urine off and I think that it's just soaked into the wood now and maybe all I did was reliquify it.

I did have have a house,, one side sprayed with mud to the roof, the previous tenants boyfriend repetedly spun out his wheels in the side yard in anger, not knowing she wasnt still living there.

At our own home, he rebuilt a dock, down to the piers; he installed a sprinkler system, he professionally spray-painted our kitchen cabinets, installed tile in the basement, refinished hardwood floors that had been hiding under carpet for 50+ years, etc.

The neighbors mentioned they were occasionally spraying the outside steps as the bugs were just spilling out.I'm the kind of newbie investor that gets really excited about the potential for a property - I literally spent hours at a time in my first rental planning out the rehab and envisioning what I was going to do to the property to make it look great - exposing brick, reconfiguring upstairs layout, enhancing outdoor space, etc.

I rented a machine to get the water out, rented high powered fans and sprayed for mold and used a mold tester.
