The game becomes a lot more complicated which is why it is not a high scoring sport, generally speaking. 

@Matt HubertI’m a bit bias but I like Tampa because we have 3 pro sports teams, big concerts and festivals, gulf beaches, spring break/spring training, and two downtowns (Tampa and Saint Pete) so there is a lot of draw to the area besides one thing.

Buying at auction is not a sport for newbies.  

-Real Estate is a Contact Sport...you can have a successful real estate career based on the number of people you know and keeping in touch with them on a regular basis throughout the year. 2) Can you "keep your day job" while you get started?

Take photos and get them to sign off that anything left behind can be disposed of.It is 'funny' how people have money for their kids' sports and eating out, but not paying the rent.

In jobs and population, as well as that, has colleges, STR locations, sports teams, an airport, etc.

Plus there are colleges around here, STR attractions, growing population and jobs, sports teams, etc.

Growing your network and Agent business is definitely a contact sport.

There are many sports programs out there for youth and adult athletics that could act as long term tenants which would be great in ensuring people actually care about the place and that it produces income.
