Most likely those would be smaller apartments, sub 50 units.It is harder to find solid property management on the smaller apartments.  

Having a rock solid SOW can prevent many of the issues that arise during any project.

I don't know much about Ohio market, but I see everyone flocking there for section 8 income and that sounds wild to me as real wealth is build on long term appreciation of stable assets in solid areas.Don't fear the stability of a W2.

If you learn how to use Hard Money loans properly and how to find good deals in need of rehab, there are plenty of areas of the country where you could buy 3-4 rent properties in solid middle class areas with good cashflow.

That leaves lease option, or what I think is a more solid way to do it - lease purchase.
