@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.

Are you sure your licensed contractor knows the current smoke and CO detector laws for your area.

Landfills make me think: odor, smoke, noise, bugs, and water supply contamination.Construction on top of landfill: additional costs, abnormal settling, off gassing, heavy metals, and surface leaching if a capping fails.

I own a house in Portland Oregon and I have an applicant that says they smoke but they’ll do it out side.

Tenant doesn't move anyone else in.90 day inspection ( watch for cleanliness).Pot smoking is very common.

Seller's also have to pay an attorney/title company to close, complete a smoke cert, recording costs etc. 

With the lower tenants smoking downstairs, and the smell of their smoke wafting into the upstairs, we are concerned that smoke smell will turn some potential renters away.I know we need to honor the lease that the tenants were under before we bought the property. 

***There are smoke detectors and a portable fire extinguisher in the retail unit.
