Look how many died in the Great Recession which was nothing as severe.On the other hand, the debt-free ones will be in a much stronger and better position to survive (because they have no debt payments to make).  

@Benjamin AakerSure, there are a handful of reasons this was overlooked.

Cost segregation can be a complicated topic, but I tried to make it simple and easy to understand!

My advice is to form 1 LLC, keep it simple, and move on.

Flat is easiest to touch up but I'd rather wipe and touch up eggshell than usually repaint a whole wall due to dirty hands, etc.

These are listed on the MLS through an auction house and you CAN go tour the property before-hand, often with a buyer's agent if you wish.

It is done with a simple click by the teller or by a processor later.Each one of those reported transactions makes it more likely the person will be audited by the IRS. 

I'd suggest finding a third property - then you should be good to go with at least a handful of DSCR lenders

As a MTR property manager myself I wouldn't feel comfortable handing off my properties that I manage for my clients to someone else who is going to do the same thing.  

The whole refinance process is not clear to me as I haven't gone through it myself or see it first hand with a client of mine doing it.
