It may make sense to refinance the property with higher equity and use the loan proceeds to payoff the other property's loan shortage at closing. 

I had two of them and both had a “small room” compared to the other rooms that we rented on the cheap and there was never any shortage of people who were happy to have a nice, clean, comfortable, affordable room to rent.

Tenant base is great to not have problems with evictions or trashed properties and the market is steady and appreciating and still with a housing shortage even with a lot of new development.

We have a shortage of housing and because we are surrounded by mountains it's hard to build so the supply is rapidly shirking driving rents.
