After watching a YouTube video from Ken McElroy stating 2020 is a wash, 2021 is the time to save up, and 2022 is likely the time to buy (when properties shift from motivated sellers to foreclosures to REO) I decided to redirect some recent Real Estate proceeds out of a 1031 into BTC.

Its a good perspective shift! 

Then you can consider investing from a solid foundation instead of shifting sand.

My understanding is previously the norm was sellers were still “expected” to pay buyers agent commission but now that the norm could be shifting is that still part of the buyer/seller negotiation?  

Denton has suggested shortage of 4000 units right now.Some of these markets like Arlington, Denton and Edinburg have other demand drivers as a backup plan in case students shift to online or move away from going to college.
