I say that because every decent legit place I know of in market, yes offers the option of doing just tenant placement, for self-managing. 

And maybe we have another coming up with Covid if you have some self employed end up with bruised credit because of what's happened I could see this happening again.although we know that appreciation was on fire since 2012 when things hit all time bottoms..Although on devils advocate  lets say the houses never went up . ?

Most people self exclude themselves. 

There are 39 states where no license is required to do business purpose, DSCR, P&L, SBA, commercial, self storage, etc type of loan products.

If we bite off people’s heads when they admit disaster, it suppresses legitimate issues with these techniques.Just for context there is a lot of history with the OP and some of us on here going back years (like the thread I linked to above from about a year ago and several others if you use the search function with his name) with him minimizing the risks of how he was structuring these transactions and some of us being cautionary, warning him that exactly what happened here could happen, which made him defensive and dismissive. 

It’s so mental but if you have stuffed feelings of hatred against the successful people you see you actually are also going to judge your future self for becoming successful and likely sabotage it before you get there. 

At the point I made that decision, I didn't even know about self-directed IRAs, I just knew in general IRAs had a bit more flexibility.
