Name one product that completely eliminates lead generation costs, and efforts, where the leads chase you instead of you chasing them?

We have a software called EZCare which our cleaners will take post clean pics and it generates a report. 

If I assume this is a rental property, your income isn't over $150k, and you're not a real estate professional then the losses the rental property generates could offset other income up to a certain amount.

I'm struggling to generate extra lead flow from builders, mostly because it's so difficult to identify folks that are doing ground up, business purpose construction.

that will not cash flow - you won't be generating "cash flow" from the property that will go beyond servicing the debt and allow you to pay down any principal. 

And any investor that is spending more time trying to figure out whether this "strategy" works or not as opposed to focusing on revenue-generating activities, really needs to look at their priorities. 

I know there are a lot of very experienced investors here in the country who have been successful for a generation or so.
