It will save you on insurance, be a selling point for your tenants, and help safeguard all of you.And, seriously - you would be amazed at how many fools walk up to my door, see the camera, and bolt!  

However, as long as you do makereadys with more durable materials like snap in floors instead of carpet, flush lights instead of fans.. you're safeguarding yourself against those costs. 

Biggest thing anyone trying to raise funds needs to do is convey in a clear and concise way why they have the ability & skill set to safeguard the investors money.

This safe guards the landlord during the legal process so the tenant cannot claim that the landlord automatically received a false payment from the evicted tenant after the notice was served.

Need guidance as I'm confused:1) what all insurance should I consider for safeguarding- I have heard about - business owner insurance, property insurance & landlord insurance? 

I buy turnkey and have a few “safe guards” in place:- All of my properties are freshly rehabbed (lower initial cap-ex expenses)- Most of my properties have a vacancy guarantee with the PM company (if property were ever vacant for 90 consecutive days, PM pays me full market rent starting on day 91)I’m just trying to figure out what is “enough” for reserves, if there ever is such a thing, and balancing that with expanding my portfolio.  

Individuals might treat it like dorm rooms and keep snacks and personal items in their rooms in order to "safeguard" them. 

Only caveat is that the CD belongs to my mother; I'm safeguarding the funds for her.

If so what additional advice is out there to safeguard against this?

Is anyone putting safeguards in place to protect empty properties, especially those with construction going on?
