Biggerpockets has revealed so much back-of-the-napkin wisdom about the 1% Rule, the 50% Rule, the 70% Rule, etc. and the lack of availability of those deals may have some new investors frozen in place. 

While the obvious caveat to this is a slightly higher purchase price (if you choose to do so), there are a variety of benefits to this strategy as well, such as:- The idea of getting a Lump Sum Payday (from the bank) AND a steady stream of Passive Income from you as an investor for the downpayment is incentivizing to most. - If the seller is desperate to close (due to health issues, family problems, liens, etc.), they may agree to Seller Finance the small amount in order to ensure the deal makes it to the closing table. - You're minimizing how much is coming out of pocket when closing arrives. 

But there are a variety of ways this could be treated that would change that answer.

It reveals that although 97% of home buyers search online for their future home, 89% still use a real estate agent to purchase a home.

Local municipalities and states have GIS data online that reveals much of how a property will be developed, even streams can be estimated (nothing like a photo of running water tho).

I'd say the MTR would make the most sense being close to some hospitals in this case with the higher offer price but like you presented it could be a variety.
