The one you can scale.I know successful business owners in the fitness industry, tanning salons, real estate, window coverings, maintenance, billboard, ATMs, etc.Generally, I would be skeptical of jumping into a business based on YouTube videos hosted by and featuring people that are likely primarily trying to sell you their respective courses.Small businesses can indeed be great investments, but they are hard.  

Acquiring nicer assets not only provides a better living environment for tenants but also contributes to long-term appreciation and value.

Your numbers are way too tight, especially in today's environment.  

I respectively disagree with the bearded one on that statement. great wealth in RE for the investor is made with appreciation is my perspective..

There are very few sellers of notes right now, so who are you buying and selling too.You are going to be sadly dissappointed and realize after 3-6 months you probably wasted your money.Your best bet is to join some groups on FB or elsewhere and start to learn that way.Let me ask you this question: Have you spoken to any note investor out there to ask them about the environment today to actually get into notes? 

Facebook (META) fell 33% in February… a loss of about $330 billion…Apple (AAPL) is down 22% since January… a loss of $612 billion…Netflix (NFLX) sunk 53% in April… a $92 billion loss…And April marked the worst monthly returns for Amazon (AMZN) and Alphabet (GOOGL) since 2008… both falling 24% and 18%, respectively.

That's useful for informing decisions.With respect to the interest rate: I do have a sense that borrowing at such a low rate can be viewed as an asset.
