everyone wants those deals, and so you're competing remotely / from your computer against experienced investors in person in any market you'd pick. 

Similarly, homes that have unusual layouts or less traditional features often benefit from full staging, as it helps buyers envision how the space can work for them.That said, even in more budget-conscious markets, full-service staging can still provide a significant return on investment, especially if the home has been on the market for a while or if it's empty and lacks warmth.

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc). 

I'd rather invest with the local 26 year old who lives in their second house-hack, drives their 10 year old car, and is raising their first small apartment syndication that they will self-manage, putting their own money into the deal, than some 45-year old guru who is great at social media, with their ability to charm on TikTok, but really, their "secret" as an investor is their ability to (on a part-time, "passive" - for them, and remote basis) transform $300M in real estate into $215M between 2021 and 2025. 

They can install more control features in $20 and $100 bills like other countries.  

Govt loans will typically offer loan mods, forbearance, and other workout/loss mitigation options if requested, but that is a feature of the loan, not law.

It seems like there are additional obstacles to success for me since I'll have to do pretty much everything remotely, but an expression that I like, and I'm paraphrasing here, "If the path you're on seems easy, you're on the wrong path"Would love any and all advice, guidance, comments, warnings or whatever else you'd like to share.
