Account ClosedI'd house hack locally.  100%.And IF you are serious about OOS BRRRR in the Midwest - you're going to need to spend some time in person in your chosen market.If you buy a random property that you haven't seen just because people you don't know tell you "it's a deal" - you will lose money.

with 20K you could probably buy a random investment property in the midwest. 

And when know what your doing and striking out on own is an option, you will have the knowledge of how-to vs following what random persons online randomly say. 

Honestly, you should have just stopped at Facebook.There’s nothing quite like receiving an unsolicited online message, random proof of funds, complicated background story, sketchy work locations, and a foreign accent to scream scam any more loudly.

Maybe check the hot tub box, but with clear description and pictures.Most hot tubs hold 5 people or so.I can't imaging 4 guys wanting to share 2 tubs, but they would likely be ok getting in a hot tub.
