We didn't know the siding needed to be replaced because it was just recently replaced by the owner before selling it to us, but probably with bad quality paint/siding.

Funny, my state looks at all of the states taking property rights away from owners and then passes laws that do the exact opposite- it's a great marketing strategy.

I have made my own list of leads as well with some properties that I find vacant, probate, tax lien. but have only helped an out of state realtor on a deal a yr ago. and 2025 I would like to have the right people to go to with questions and or properties when I talk/find home owners that are willing to get rid of the property as well.

It seems they were non-paying tenants even under the previous owner, who likely sold the property because of them.

@Venka Pulla Many smaller PMCs are unprofessional, they can also be vindictive.So, suggest you get all the info you can from your Owner Portal before terminating them.Also, hire a new PMC BEFORE terminating the current PMC.Then, terminate and work closely with the new PMC to get tenant payments switched over and whatever documentation is missing.Hopefully, you'll screen for a new PMC better than you did to pick the current one!
