I typically end up working on maintenance projects for 8-10 hours a day if I happen to use our properties, but hypothetically, it can be done.

I'm more familiar with the residential side of RE, being part of many remodels and home projects, but would like to have expertise in both commercial and residential.

If the seller is insisting on a high price with not-so-hot financing terms, though, this may be a riskier project than it's worth.
