My area is relatively low crime, but had one place that someone broke a window to get in.... probably a homeless guy looking for a place to sleep....got scared when neighbor turned light on.I put in a SimpliSafe unit... portable, easy to set up, multiple options- you can use a webcam and get alerts on your phone and future tenant can pay for full service if they want.

You probably need to do lots of deals to see the "average," and that's assuming you are good at underwriting and can recognize "good" and "bad" deals.

Being around people with the mindset that you'd like to have is probably one of the best ways to help shift your mindset. so in order to shift my financial mindset, I'd like to spend time with people that are at a financial level that I'd like to be at.

Sad reality is I'll probably own a few rentals before ever moving out.

If it's short term, CD's are probably still the best.
