I highly prefer Virginia for LTR buy and hold. 

I find that the good brands hold color quite a while, I prefer BEHR marquee from Home Depot, a true one coat paint (for most colors).

Typically, we steer away from pet deposits in preference of pet rent / fee.

The one you select really depends on your needs and bookkeepers preference.  

Depending on local regulations, you can mix up STR/MTR/LTR. 2) Get systems in place in those exact cities; 2 PMs preferably via NARPM, 2 high quality inspectors, and rotating book of handyman, 1 lawyer, and a credit union contact for leverage along with investor friendly nationwide lenders.

I prefer it that way too as it aligns your incentives to maximize revenue. 

By adding value through renovations, design tailored to German preferences, or flexible leasing strategies, you can turn seemingly average properties into STR gold mines.3.

But, I prefer 3rd party over self management right now because I have higher priorities and just have to purchase properties with thicker margins to absorb the added vacancy and repair costs. 

Also, I'd add that any second position debt, preferred equity, or their brother's, sister's or cousins in any shape or form are at #2 on this list, in really any asset class.
