Should you allow pets?

Change the air filters, make sure sprinklers are set and watering, landscaping done, check on cracks and leaks, visually inspect roof, also checking for pets, and how many people living there. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

FYI - I am also a section 8 landlord, and have had no issues with my tenants (thankfully) BUT understand that trying to get an updated rental amount from the housing authority is much like pulling teeth out. 

Where I am going with this is someone may trade a W2 wage slave job for a job of owning rental units to house people and their pets.

Also PM would do a checklist during that photo visit to try to catch extra people, unregistered pets, leaks, damage, maybe bad water heaters/HVAC units, storm damage, so that's being proactive.I think these days too many PMs are in it to try to figure out how they can milk the heck out of stupid owners vs helping them build a portfolio and be successful owners.Being proactive on preventative maintenance, being quick on delinquencies, providing property values and options is helpful. 

It should also show any security deposit collected, pet fees, cleaning feesetc.3.

We're trying to get a basic quote, and it's like pulling teeth.  

My first suggestion is to only look out of state after you have "cut your teeth" closer to home where you can experience and learn from the process way more quickly. 

I accept pets up to 10lbs.
