I am wondering if anyone out there knows or does DSCR loans for a single property selling for under $100K?

If you want to grow a portfolio, the math is clear, you must sell to Pyramid UP. $250mnth is not good performance.

What are you trying to sell?

Stories abound of people under contract (with numerous companies) to build homes and when they are about to close, the builder hits them with a huge price increase and it's take it or they sell to someone else for a lot more money.

The "typical" off market seller is someone who thinks their house is in too rough of condition to sell on-market, but doesn't have the money to fix it themselves.  

Especially if your son could then try to sell his primwry with the ADU under the sec 121 tax exemption I wonder if he could sell you the land?
