. - cap rates for multifamily seem to be in that 5-5.5 range currently as far as I can tell, which has come off a bit since the peak on 2022, but are still lower than other asset classes.

Also, Fresno, CA is in the top 10% of US housing markets for appreciation, at ~9% annually over past 10 years and expected to continue given the growth we have seen here, proximity to big cities in CA, cost of living relative to the big cities, high-speed rail to LA stopping here when complete, etc.

Not sure if that will be an issue moving forward, but I saw when gas prices peaked about 10 years ago, it killed rentals in Little Elm...where everyone drove 30mins-1hr to work somewhere....that could happen with Forney, Heartland, Heath and Crandall and all the small towns around it in that area.
