There have been quite a number of red flags and warnings in this thread and many of your responses tend to be, "but what about this and this is why that is" leading me to believe you have already made up your mind that moving forward is a good idea so I wont try and change your mind but again, warn you that some things in this syndication are outside the norm and the promised rates of return (STR's in the package included) are abnormally high leading me to believe that the investors will have a much higher chance of disappointment than satisfaction.

For example, you could offer a special deal like, “Stay two nights in August and receive a s'mores package or tickets to a local restaurant or waterpark.”You might also think about donating a week to a previous guest or a family in need.

I can usually save a decent amount, especially if I keep eyes out for deals and buy when these items are priced most competitively and not necessarily when I need them.Using the bathroom remodel apartment as an example, I will spend $1,500 more per unit than most of my competitors who renovate in the same market but that $1,500  (5% of my apartment renovation budget) gets me  oversized soaking tub in most units, nicer tiled bathrooms, counter tops that don't look like every other apartment in the neighborhood & a step up in appliance package and better quality fixtures.

A PM would have had 2 plumbers and a water heater that only needed a lower element t-stat I replaced in 4 minutes.  

Not only do most property managers have tenant procurement packages, but you can allow self-showings.

There are too many variables here.I look at P&L and balance sheet and the total package of the deal.

I have an associate mine selling a package of condos in Metairie.
