Having said that, I of course miss the weather and living a couple blocks from the beach but what far outweighs those losses is being able to see my daughter grow and spend time with family, along with not having the financial pressure of high living costs. 

After my last trip I have to admit the concerns outweigh the benefits and I am going to sell the boat up here and use the money as down payment on another rental.  

The returns on keeping current tenants for the past 1.5 years have far outweighed turning over each unit.My point is that there are many ways to keep a current tenant, maintain positive cash-flow, and cover yourself all at the same time.

Or do the potential consequences outweigh the benefits.

Keeping tenants is nice, but losing $400/mo per property I think outweighs a turnover by a lot.

Sure it will be more expensive but sometimes that still outweighs potential tax consequences. 

My point was that other factors together outweigh payment history alone in both FICo and Vantage as well as others. ... and you won't see a payment "pattern" until you look at the report.

(and this is all even before taking into account all the returned letters you're dealing with currently sending out 500/mth) ; The convenience of sending a list to another company to handle all the outbound letters, far outweighs the extra added expense.

.)- Cost (some services charge a nominal fee to process payments)- Ease with which payments can be reversed/chargedback by the tenant with some services (I’ve heard that this is fairly easy to do with some services, like PayPal)- Won’t work if your tenant doesn’t have a bank accountUltimately, I think the pros outweigh the cons and that electronic rent payments are a significant convenience for both the landlord and the tenant.
