The next steps are obtaining the Judgment, followed by setting a sale date.

First, I have read that many people are not obtaining permits.

Most fail to take this last step, or merely obtain insurance certs where they are listed as a certificate holder.

But the way this unfolded was I did the research and could have obtained a Letter of No Objection.  

Because it can take 6 months - 2 years to obtain a court date, judicial foreclosures in general take longer than non judicial foreclosures.  

Second position lienholder have done some shady stuff in order to delay a loss, including filing suit against all parties or trying to obtain a temporary restraining order.

I know that one of the first tasks is to obtain a licensing for rentals in the city.

Perhaps that’s another reason they want a large deposit.Maybe consider obtaining your own lender for financing.

Eventually I obtained insurance on all the aplliances in case a repair is needed.
