It normally takes 5+ years of rent increases before you feel like you are doing ok. 

Plus, if you’re also thinking about a lifestyle element, who doesn’t love living near the beach?

Should anything happen down the road, you don't want them telling you that normal homeowners insurance doesn't cover STR.

Oregon and WA made foreclosure rescue lease backs totally illegal.We did not have a problem on the lease back we did have to evict many within the first year but it was a normal eviction and we had enough juice in the deal to make it work. 

I was honest about my inability to do the deal with a normal 20% down(probably could have but didn’t want to) but if the seller could carry 10% I had enough cash ready and could close within 60 days.

I normally have one piece of advice for people just getting started, do not take on too much risk.  

The DST is losing $ due to upkeep costs (foundation, HVAC, normal repairs, etc.).

Dude" I realize your emotional about this we will leave it at that.. hopefully the amount of money you invested wont change your lifestyle as its not appropriate to invest a big % of your funds in such a high risk venture as unsecured Notes..
