Hey @Nicholas Rella - most likely not, otherwise people would be 1031'ng all of their capital gains indefinitely without reinvesting back into other properties (which is what the government wants real estate investors to do and the whole purpose behind the 1031 program).

Bruce P. What is K BTU/HR versus BTU/HR for a cooling system mean?

In a nutshell, even though the actual loads (ie: Btu/hr) of the water heater, cooling, and heating system, are not anywhere close to that - my guess is that Title 24 dictates what the supply capacity (ie: the NG lines typically for the water heater and furnace) must be.
